Crosslands Barn Extensions and internal work.

Scheme of works was to build 2 single story extensions to an existing barn conversion.
A rafted foundation was needed as the extensions were to be placed over existing drainage pipes that were very deeply laid.

Modern Blockwork wall construction was stone faced with stone recovered from site.
Roof structure was comprised of structural oak ridge and post and beam large opening to 1 elevation.
Large structural oak beams were used to make a opening between existing dwelling and new extension.

Underfloor heating was laid throughout the new extensions and also fitted to the existing ground floor level. Following this the floor finish was tumbled limestone flags.

Hardwood windows were fitted and new kitchen and utility room.

Landscaping to externals was to make good chippings on drive up to extension and on rear elevation a limestone patio laid.

Extensions and New Builds

Fox Howe Extension

The property was purchased by the client as an incomplete project.

Previous contractors had peckered out rock, concreted footings and put structural slab in.

We were to continue the build for the new owner. Unfortunately due to frost and water damage some of the blockwork had to be taken back down to the footings and re-built.

The project contested of the following elements. block work shell with structural steel to carry chimney stack and floor joists, roof structure was a combination of steel framed gable end, oak truss and oak purlins. The existing house roof was stripped off and the house and extension we slated using re-claimed Westmorland Green Slate.

Internally underfloor heating was fitted to the ground and first floor, natural slate tiles laid throughout the 1st floor. Walls and ceilings insulated and boarded.

Steel balcony was fitted to allow access directly into the first floor from the higher level outside.
